Calgary Housing Stats - October 2019

Calgary’s housing market is still favouring the buyer.

October 2019 saw total sales reaching 1,447, up 9.62% from the previous Ocotober. The Median sale price was $398,000, down 2.99% from October 2018. The number of new listings was 2,375 while total inventory dropped to 6,493, down from 6,889 the previous month and down 11.52% from October 2018.

Although October saw an increase in sales activity, prices are down from last year and it is important to note that signs of improvement are not consistent across all product types and price ranges.

“Employment has shifted in the city, with job growth occurring in our non-traditional sectors and often at a different pay scale. This is consistent with the shift to more affordable housing product,” said CREB® chief economist Ann-Marie Lurie. “However, at the higher end of the market the amount of oversupply is rising, as supply cannot shift enough to compensate for the reductions in demand. This is likely causing divergent trends in pricing and preventing prices from stabilizing across the city.”
