Calgary Housing Stats - March 2019

Calgary is still favouring the buyer when it comes to real estate.

There were a total of 1,329 sales in March 2019, down 2.92% from the year prior. It saw a Median sale price of $412,500, down 6.04% from March of 2018. Total number of new listings was 2,980, up 769 from the previous month. Total inventory reached 6,595, up from 5,885 the previous month and up 3.22% from March 2018.

Oversupply continues to cause further price drops and in turn, fewer new listings than the previous year. This being said, lower priced product has been moving.

Ann-Marie Lurie, CREB® chief economist says, “If new listings continue to slow compared to sales, it could start to help with the persistent oversupply scenario weighing on our housing market. However, inventory is still high. It will still take time for our market to transition towards more balanced conditions and stable pricing.”
