Calgary Housing Stats - February 2019

Calgary continues to be in a buyer’s market.

February 2019 saw a total of 976 sales, down 10.38% from February 2018. The Median sale price is $399,900 down 5.91% from this time one year prior. New listings totalled 2,211, down from January’s 2,575, and total inventory was at 5,885, up from 5,473 the previous month and up 17.95% from the same time in 2018.

The real estate market reflects the overall economic state of city and province we live in. This, combined with an increase in inventory, is reflected in weak sales activity, causing more drops in price. This has also seemed to influence a lower number of new listings.

According to CREB® chief economist Ann-Marie Lurie, “It is not a surprise that slowing activity in the housing market has persisted into February. There has been no substantial change in the economic climate and concerns regarding potential layoffs in the energy sector are weighing on confidence.”
