Calgary Housing Stats - July 2020

July continues the uptrend that we saw last month.

Normally we base our predictions for the real estate market on the energy sector in Alberta and how it’s doing. For now, we have to add COVID-19 to that. It kept a lot of potential Buyers away from the market earlier this year and as soon as some restrictions were lifted by the province, many of them got out and “got busy” so to speak.

While June saw an increase in sales, July had about 100 more than that and approximately 200 more than July of 2019. However, year-to-date sales are still 15% below last year’s and we have no idea if they’ll catch up by year end or not. Prices have come back up to last year’s levels, but if inventory keeps rising, supply will outweigh demand and we may see prices go down slightly by year end.
